Hotel Project Financing

CCC is very experienced in providing financing and investment in hotel projects. Some such projects will have upwards of 100 or 200 rooms, be located in a popular destination, targeted towards either business travellers or wealthier tourist markets, and be managed by a recognized management organization, or hotel chain. At the other end of the spectrum, there is the small, botique hotel, with perhaps only 20 or 30 rooms. Even the well conceived guest house can be considered.
CCC recognizes that one of the greatest services it can perform for investors is to protect them from unforeseen operating downturns. Thus, all CCC transactions are characterized by significant operating protection e.g. substantial reserves and access to lines of credit. Depending on the transaction, CCC has also employed such protections as cash flow guarantees, subordinated management fees, and rebates from sellers based on property performance.
In real estate and hotel project financing, CCC design combines the responsiveness of a mid-sized firm with the resources of a major financial institution. At various times it has acted as broker, agent, financier, seller, investor, investment banker, syndicator and sponsor.
